A mortgage broker is an intermediary who brings mortgage borrowers and mortgage lenders together, but who does not use their own funds to originate mortgages. A mortgage broker helps borrowers connect with lenders and seeks out the best lender for the borrower’s financial situation and interest-rate needs.


Mortgage brokers typically have two main advantages over banks. They offer access to a wider selection of mortgage products and they can leverage their relationships with multiple lenders to get their clients better rates.


They can also improve your chances of being accepted for a mortgage as they’ll know which lenders are best suited to your particular circumstances. This is particularly important if you don’t have a large deposit, haven’t been with your employer for long or if you’re self-employed.

Yes, alternative mortgage lenders can be safe, especially when you work with reputable and licensed institutions like Three Point Capital. It is essential to conduct due diligence and ensure that the lender adheres to industry regulations to protect your interests.

Our rates are higher than the traditional banks as we are an alternative short term lender, with a number of factors that impact pricing. Our goal is for borrowers to be able to refinance back to a traditional lender or pay us our within their 1 year term, although some borrowers do need to stay with us for longer.

Three Point Capital only accepts applications from licensed Mortgage Brokers and does not work directly with borrowers on potential new lending opportunities. To update your bank account information used to withdraw your monthly mortgage payments, please contact us at payments@threepointcapital.ca. Please note that the bank account must be owned by either a registered owner of the property or guarantor of the mortgage.

Generally mortgage payments are due on the first of every month. We do accept requests to have your mortgage payment moved to a different date. If your mortgage is mid-term, this would be on an exception basis and subject to approval and a fee.

Communication is of utmost importance. Contact our office immediately at 800.979.2911 or payments@threepointcapital.ca to explain your situation. All late and NSF payments are subject to fees as outlined in your commitment letter and arrangements must to made to make up your missed payment as soon as possible.

Once you have a firm offer on your property, please contact us to inform us of the closing date. Depending on your mortgage terms you may or may not owe an interest pre-payment penalty. Your solicitor or banking institution will need to contact us directly to request an official pay out statement.

Your mortgage can be paid out at any time and you can contact us for details on the process. Depending on the terms of your mortgage, an interest pre-payment penalty may apply. Mortgage payouts require an official payout request to Three Point Capital from your solicitor or financial institution.

If you were turned down by a traditional lender, an alternative mortgage company has the flexibility to consider your request under different income and credit requirements and guidelines. Three Point Capital offers short-term mortgages to provide time to build credit and improve your financial position so you can then refinance with a traditional lender.

Three Point Capital only accepts applications from licensed Mortgage Brokers and therefore does not work directly with existing borrowers on any potential new lending requests or increases to existing mortgages. We recommend you reach out to the Mortgage Broker who you worked with on your original financing, as they may be able to assist you with this request. We are happy to provide you with their name or you can find a new Broker at: https://mortgageproscan.ca/findabroker.

All mortgages are reviewed prior to maturity and, typically, if your mortgage is in good standing and you have met all obligations, you will be offered a renewal for a new 1 year term. Renewal offers are issued 3-6 weeks prior to maturity. The mortgage rate at renewal will be based on our “no fee market rate” at the time of renewal, and there will be a renewal fee of 0.25% of the outstanding balance at maturity (min $250).
